Dublin Cherry Orchard Gets Approval For New Homes

An Bord Pleanála has given the green light for a significant new housing development in Dublin Cherry Orchard, approving plans for more than 700 cost rental and social homes.

This approval marks a crucial step towards addressing housing needs in the area, with construction expected to commence by the end of next year.

Dublin City Council and the Land Development Agency (LDA) have expressed strong support for the Dublin Cherry Orchard housing project. 

Phelim O’Neill, the head of property at the LDA, emphasised the positive impact this development will have, noting that it will foster a vibrant new community and significantly enhance the existing neighbourhood. “We now look forward to getting the construction underway for Dublin Cherry Orchard on what will be a high-quality housing development on land that was previously underutilised,” O’Neill stated.

Dave Dinnigan, the director of housing delivery at Dublin City Council, highlighted the importance of local support for the Dublin Cherry Orchard project.

He acknowledged the backing from local councillors and underscored the project’s potential to provide high-quality housing and amenities in a growing area. “This scheme will deliver essential housing and amenities in an area we have identified as suitable for future growth,” Dinnigan remarked.

The development of Dublin Cherry Orchard housing project will consist of 547 cost rental homes and 161 social housing units, located at Cherry Orchard Point. This initiative is a collaborative effort between the LDA and Dublin City Council, taking place on a 13-hectare site owned by the Council. 

The Dublin Cherry Orchard project is the first phase of a broader plan to develop over 1,100 homes in the area, with the LDA describing it as a crucial component of their wider strategy.

The plans for Dublin Cherry Orchard include a mix of residential and commercial spaces, with the development featuring a supermarket, various retail and commercial units, and a range of community and cultural spaces. 

Key amenities of the Dublin Cherry Orchard housing project will include a childcare facility, an outdoor fitness trail, a playground, and a multi-use games area. The residential buildings will offer a variety of housing options, including 28 studio apartments, 263 one-bedroom units, 368 two-bedroom apartments, and 49 three-bedroom apartments. The buildings will vary in height from 4 to 15 storeys.

The LDA is now preparing to advance with more detailed designs and will soon begin the process of selecting a main contractor for the Dublin Cherry Orchard project. This phase will be crucial in bringing the plans to fruition and ensuring that the development meets the highest standards of quality and sustainability.

An Bord Pleanála‘s approval underscores the project’s alignment with broader urban planning goals. The board noted that the development would contribute positively to compact growth and make efficient use of a well-suited greenfield/brownfield site within Dublin City’s urban area.

Moreover, the project is expected to enhance both the housing stock and commercial/retail floorspace in the region, further supporting the city’s growth and development.
